Aspendale is located 27km south-east of the CBD. Located on Port Phillip Bay and the Mordialloc Creek, Aspendale is a small residential suburb in Melbourne's south. The Frankston railway line and Nepean Highway traverse the suburb, in parallel to the Aspendale foreshore. These provide the main connections to inner Melbourne. On the beach side of the highway, there is more medium density development, and land prices are much higher. Some larger blocks with older houses remain in this area, although many of these larger blocks have been subdivided into flats and units in the past two decades. On the other side of the Nepean Highway, housing is typically low-density, and land values are lower. The Eastern boundary of Aspendale is the Mordialloc main drain. This area is more picturesque than it sounds, with eucalypts and a gravel running/cycling track.
There are two small commercial areas in Aspendale, located in Station Street and Laura Street. These take the form of single-sided strip shopping centres.
Aspendale has its own train station, which forms part of the Frankston line. Aspendale was home to Aspendale Park racecourse, a horse racing and motor racing track. Aspendale train station was built primarily to cater towards the racing crowd in the early part of the 20th century. It opened in April 1891 as Aspendale Park Race-Course, and was renamed Aspendale in 1905. The racecourse closed in the 1920s, and nothing remains of it.
The Commonwealth Scientific and Industrial Research Organisation facility at Aspendale houses about 150 staff from CSIRO Marine and Atmospheric Research, together with scientific facilities such as a wind tunnel for calibrating anemometers, and laboratories for studying air pollution and climate change.
Aspendale was occupied by Australian Aboriginals for many thousands of years before European settlement. Europeans began farming the area in the 19th century and displaced local inhabitants. When European appropriation began, the land was occupied by the Bunurong people. The geography of the area at the start of European settlement consisted of large sand dune complexes on the coast, and wetland areas inland. The area is flat and low-lying, reaching above sea level by only a few metres.
The geography and ecology of the area has undergone radical changes as a result of European settlement. Much of the wetland area was drained during the second half of the 19th century, with the largest remnants now protected in the Edithvale-Seaford Wetlands Ramsar site, part of which lies in Aspendale. Likewise, only modest remnants of the sand dunes exist today near the beach. The beach is a depositary, sandy beach, and the waters remain shallow a long way out. Although no wetland areas remain in Aspendale itself, significant wetland areas have been preserved in the adjacent suburbs of Edithvale and Aspendale Gardens and these areas provide a good indication of what Aspendale once would have looked like. Migratory bird species from all over the world visit these areas.
Aspendale also features the Rossdale Golf Course and Aspendale Life Saving Club. Other sports clubs include the Aspendale Cricket Club and the St Brigid-St Louis Cricket Club. In conjunction with neighbouring suburb Edithvale, Aspendale has an Australian Rules football team (Edithvale-Aspendale) competing in the Mornington Peninsula Nepean Football League (the original team of Gerard Healy).
Aspendale is home to two primary schools - St Louis de Montfort Catholic Primary School and Aspendale Primary School;two kindergartens - Aspendale North Kindergarten and Nola Barber Kindergarten; and one secondary school - Mordialloc Secondary College and two churches - St Louis de Montfort Catholic Church and Aspendale Presbyterian Church.
During the late 1950s the Catholic population of Aspendale sought to celebrate Mass locally, initially at Martin's Dance Hall opposite Aspendale Station. When the hall was sold, Mass was celebrated in the old Scout Hall at Regents Park. In 1961 the current Catholic school and church site was purchased, with the school opening in 1965.
The ornithologist Archibald James Campbell took a number of nature photographs in Aspendale between 1896 and 1903. In the 1960s, the art dealer and restaurateur Georges Mora had a beachside house in Aspendale which was regularly visited by artists such as Albert Tucker and Sidney Nolan. This role of Aspendale as an artists' haven was recognised in an exhibition at the Mornington Peninsula Regional Gallery in early 2008.
The population is generally comprised of older families, with the median age being 38 years old, but like a number of bayside areas, Aspendale has large numbers over the age of sixty.

Baxter real estate
Baxter is a rural and residential area, with a small commercial area in the Baxter township. Baxter is bounded by Golf Links Road and Baxter-Tooradin Road in the north, Dandenong-Hastings Road in the east, the locality of Somerville, Watson Creek, Frankston-Flinders Road, Coolart Road and Eramosa Road West in the south, and the Moorooduc Highway, Sages Road, Baxter-Tooradin Road and the extension of the Mornington Peninsula Freeway in the west. Baxter is named after Benjamin Baxter, an early land holder in the area.
Settlement of the area dates from 1838, with land used mainly for grazing and farming. Growth took place from the 1870s into the 1890s, spurred by the construction of the railway line and growth of the Baxter township. Significant development did not occur until the 1970s. Rapid growth took place during the early 1990s, then the population declined slightly from the mid 1990s, a result of fewer new dwellings being added to the area and a decline in the average number of persons living in each dwelling.
Major features of the area include Baxter Valley Estate (winery), Sages Cottage, Tyabb Bushland Reserve, Baxter Community Centre, Baxter Community Hall and one school, and a just recently added feature to Baxter is its Medical center located on Baxter- Tooradin Road.

Cheltenham real estate
Cheltenham is located 19km south-east of the CBD. Cheltenham is a major
residential, commercial and industrial centre in Melbourne's south. The
commercial focus of the suburb is based at Southland Shopping Centre and around
the Cheltenham railway station, although the suburb is also noteworthy for being
the location of Moorabbin Airport and nearby Direct Factory Outlets shopping
centre. Cheltenham also features a number of golf courses including Australia's
Number One ranked course, Kingston Heath, Victoria, Cheltenham and parts of
Sandringham Municipal and Royal Melbourne.
Cheltenham
railway station is located on the Frankston line, at Charman Road. Bus
routes also service the suburb, mainly focusing on the large Westfield Southland
Shopping centre complex, Warrigal Road (Highway) to the far east, Park Road to
the north and Centre Dandenong Road around the suburb's geographic
centre.
A $13-million Premium station is to be built at Westfield Southland.
This was a pledge made by both parties of the Victorian Government in late
November 2010. The train station is likely to commence building in 2011 with the
project to be completed before 2014.
Cheltenham includes one of the early
estates in the parish of Moorabbin developed by Josiah Holloway from 1852. Named
Two Acre Village, lots were sold between 1853 and 1854 and the township was
renamed Cheltenham. Sufficient population had settled for Cheltenham Post Office
to open on 1 August 1857, although the major growth of the township was in the
1880s.
Much of the residential development was built in the 1940s and
continued into the 1980s. Cheltenham also has a large industrial area on the
eastern edge and a smaller area at the far western edge. The western area is
noted for Melbourne's only lift test shaft.

remaining one focusing on Secondary education. They are:

The suburb has an
Australian Rules football team competing in the Southern
Football League.Cheltenham Football and Cricket Clubs are based in
Weatherall Road. The Cricket Club was established in 1872, originally in the
Frankston-Glenhuntly Cricket Association, and migrating to the Federal District
Cricket Association where the junior sides still play. The four senior sides now
play in the Victorian Turf Cricket Association.
